The plans and drawings should be specifically designed to meet all current Building Regulations to enable the proposed loft conversion project to be completed to your specific requirements. All plans will be submitted for Building Regulations approval of which your local Building Control will charge you a fee for their inspections at the appropriate time. Your proposed loft conversion project will be constructed and finished as per the layout and design of your drawings and plans drawn up by the architect instructed and approval by Building Control. The law regarding planning permission can be a bit strange. The norm is that if a loft conversion that is going to have a dormer extension will require planning permissions and they are usually only granted when proposed construction is at the rear. That said we have carried dormer extensions where planning permission was not required and the dormer extension was built at the front of the property, the only requirement was Building Regulations approval. This is always a must if you want to be able to market your property as a loft conversion extra bedroom.
Dormer extension is only really necessary if you have limited space in your loft as it does open up the eves. If you already have a lovely big space in your loft then you wont need a dormer and can save yourself a lot of money. If this is the case and your just thinking of having a loft conversion only with roof window lights, planning permission will not be necessary; all that will be required is Building Regulations approval from Building Control.
We use a very experienced architect who has a vast knowledge in the loft conversion field and who deals with the local authorities on a daily basis. He will survey your home and the surrounding area, design, plan and submit all drawings and structural calculations to local authorities building control for their approval. You will also receive a draft copy for your approval prior to application being sent to building control.

The majority of people use their loft as a storage place. You’ll find Christmas Decorations, holiday suitcases, and lots of other sundry items you feel necessary to keep but not always wanting it in the main house. This is not the best way to use all that space to its best potential.
Your loft can be a fantastic useable area for either yourself or your kids. It can be used for a bedroom, an office or even a gym. It your choice how its used but used correctly it can transform your home. If you decide to convert your loft there are a few different choices you may want to think about as it can change the cost implication for the works.
If you already have a large loft space area of 'A' frame design incorporating a high ceiling space, you may just require some roof windows installed. This is the cheapest option available.
You may have a 'A' frame design loft with a high ceiling level but a sloped hip end considerable reduces is usability. You can either choose to install a side hip dormer extension or more commonly change the hip to a gable end creating a huge loft space and very useable area with roof windows front and rear.
If you want the full Monty why not go for a dormer extension to the rear elevation. This will open up the loft again to a desirable useable living area. Those of you with sloped hip end roof can even decide to have a gable end built and a rear dormer with roof windows only in the front elevation. This would totally transform the loft space into something huge.

Acorn Roofing Solutions can help and assist you when planning the most suitable loft conversion design which suits your requirements best and with a fixed budget. Its important to consider what this loft space is going to be used for. Is it going to have a couple of bedrooms and a bathroom, one big airy spaced bedroom with an ensuite, or and office room. The amount of natural light is important so choosing where you want you roof light windows and the amount of windows you require is vital to get the correct end effect of natural light during the day.
As lofts are commonly used as storage paces its important to understand you are going to loose all that storage space, however you will still have some in the eve section of the roof as we do install access doors into the eves but its not advised to pack it tight with an abundance of items.
If we are instructed to provide the drawings and plans we will issue the client with a copy so as they can see the present plans and the proposed conversion with or without dormer extension. If you are thinking of a loft it is recommended to have a chat with your neighbors’ and gentle let them know what your planning. It will be less of a shock to them when they receive a consent notice through the door from the Planning Department explain what you are proposing and asking them if they give consent or have any concerns. Remember, your neighbors’ can object to permission if they feel the need. They don’t always succeed with their objection but they can try.
